I love everything about real estate so I make it a point listen to podcasts, read books, watch interviews, attend real estate events, etc but I don't want to get stuck in analysis paralysis so I'm hoping to provide value to the Bigger Pockets Fam and also gain some hands-on experience.

In regards to finding a PM, get referrals for your area, recommendations, interview at least 5, make sure they are a PM first company, read books like Brandon Turner's managing rental properties for tips on questions to ask and due diligence on PM's.

Not saying getting a new tenant would not be similar, but I would be doing the interview process and making sure they are fit for the property as opposed to inheriting a tenant who has a problem with change.
