I have always thought that a "mentor" was not someone who was paid.If they are paid they are a teacher, coach, instructor or perhaps partner but not a mentor. 

The training events are sometimes entry level classes with local DIG experts as instructors, and sometimes the classes are from national speakers.

You get so much more from the interaction with the other students and the instructor.

I for one believe that the real estate courses I took in graduate school, as well as the courses I took as a requirement for my Brokers license, were FAR MORE VALUABLE than any of the “light weight” instruction disguised as education on social media, guru workshops, or teaser best seller books.  

If someone is just plugging in information and giving up because it says it is a bad deal and never reaches out to get a better understanding of why the deals they put in are not acceptable they are not using the system as instructed.  

I would instruct any contractor to refer tenant requests back to you (and do nothing unless you authorize it) and then notify you of the conversation.

Regardless of how it's done there, make sure to get the wire transfer instructions well before closing, and verify them either in person or on the phone.
