I advise newer and existing agents to hire a sales coach or mentor before spending money on leads, whether it's through Zillow, BP, or some other real estate-related platform.

Here's another - the city literally hired a team of 7 people who do nothing but drive around looking for long grass to mow and then bill the homeowner (usually an investor) $270ish for a single grass cut. 

The entire project challenged me, as I had to essentially become a contractor (didn't have the money to hire anyone).

Are there people that you can send to the auction like a professional bidder?

If you don't live in the area, most towns will force you to hire a property manager. 

Previously I have done this several times and they are simply not professional enough.

Long term, buyers still want and need professional representation (in most cases) particularly for more complex transactions, investors from out of the area, or relocation buyers. 

Most professionals will recommend a separate LLC for every $1 million in assets but I don't think that's necessary.
