Also, we've targeted Mobile because my wife's family all live there and it's a relatively comfortable place for us to invest OOS - so we'll likely be looking for more deals in the Mobile market in the future - would love to connect with any other Mobile REI's, wholesalers, or Realtors who are interested in connecting for future business!

As to the comment about the brokers not responding and failing to underwrite the deal properly with specifics about financial health of the property, that’s just laziness and incompetence.

I know people have done this on taskrabbit - the 'taskers' mainly do a lot of auto insurance photo-related gigs on there and so their 'taskers' would likely be able to take photos of a property/give advice on an area.

That would be theft.You will be much better off finding an attorney or advisory firm that can integrate the LLC with the overall IRA setup & administrative services and meaningful consultations related to maintaining compliance with IRS rules. 

There are a few pockets of properties with (relatively) low taxes in Westchester county, however, they are few and far between.
