There is huge potential in Park City, especially if you have construction skills, but the buy in is a lot higher.

If it's anything liberal arts, change it to business, finance, or marketing.The fastest way in is to consume everything you can about real estate, finance, business development, personal development, market strategy, marketing, etc while saving up as much capital as you can and networking with local investors/agents/contractors/lenders/etc with the hopes of making connections and finding a deal.

The area I’m in is C-B with a few A neighborhood sprinkled in with no rhyme or reason to their location, demand for rental properties is high but the landlords here already close niche and older.

Since you haven't identified another property to invest in, I would look at the returns you're getting and compare them to the expectation for the next property.
