I would say a lot of the BP audience is farther ahead in the knowledge of how the industry works than many beginners or they soon learn if they hang around here much and read some of the material... but there is no doubt many have no clue how the industry works.. that's for sure..

I never elected to be part of national and state associations, but it's required to be a local member of the board...When I started out I was licensed, but not practicing...just controlling my own deals...and I was able to pay for MLS access without having to hang my license with a broker...but no way around the educational requirements.If you are practicing, you simply won't be competitive if you are not affiliated.

That means marketing, marketing, marketing.This usually includes direct mail, and a few other marketing techniques which could include pole signs (aka bandit signs), fliers, door knocking, calling on For Rent signs, "driving for dollars", hanging out in eviction court, etc.

It sounds like the inspector is saying that the edge of the roof where the shingles should over hang 2" over the edge of the roof, they dont.

If there aren't lights or windows up there, maybe get a couple of cheap used 4' shop light fixtures from the ReStore, hang them in the attic, and plug them into an extension cord that goes downstairs.
