Over time as "crowdfunding" takes more prominence and more platforms emerge then the market will force platform to complete and given that money raising is a service business that can be commoditized then platform fees will start to diminish.

Does it have to thrown off that kind of cap rate and you need that cash flow or if you have enough cash to be comfortable most seek a "flight to quality".I can tell you owning a lower income property and living the headache and actual returns is VERY different than theory and thinking about taking on such a property.The plays I see is seasoned investors buy these and clean them out and then force appreciation and sell off in one to two years max.

Whether they decide to pursue a deficiency or possibly sold it to another bank doesn't matter because there is no mortgage attached to the home.And as Pat pointed out back taxes, legal fees, property preservation costs, forced place insurance ect could all have been paid at some point increasing what the bank has paid out so far.

Sure prices go down along the coast, but if for some reason I am forced to hold onto this collateral for the rest of my life, I will feel comfortable doing so (of course barring any major disasters like a Tsunami or nuclear explosion).Second, there is capital appreciation.

Any non-judicial FC can be forced to a judicial matter and presenting that strategy to a court will be an eye opener for any lender/servicer, securitized or not.
