You do need to tell your homeowners insurance that you are a landlord and are leasing out the other half of the property so they can write the appropriate liability coverages for you.

I saw a need on both the seller's end and the list agents end and went right to my RE agent contacts and let them know they can offer upgrades and repairs to would be sellers to help them win more listing agreements and then we move in and do what is necessary to obtain top sell prices for the seller/list agent.

I had a few issues: many providers did not have umbrella for CA residents, some providers did not cover CA RE, one (my existing) did not cover CA vehicles, some only would provide coverage if they had the standard property insurance (I did not want to change all my insurance), virtually all (including the one I went with) would not cover me at the coverage I desired (I was looking for $10m policy).
