I think staging works in all price ranges - houses sell faster and for more money staged - don't waste your money on pro stagers - too expensive - buy nice small furniture on craigslist and move it from project to project.

That might be a faster route but it doesn't sound like it based on your comments.

I believe in education to get ahead faster than trial and error.

I've done this several times, and not surprisingly, the contract gets accepted, the addenda get signed and the title work gets done a lot faster than with typical deals.

Also you could always pay extra each month and pay down your loan faster.
