Two factors to definitely keep in mind which were already expressed in this chain is the schools are terrible and the job market is not as strong as areas in North Jersey. 

Even if owners tell them to keep quiet, their face expressions will alert you.

s point, rewarding referrals is really important, and I always send people that refer me a handwritten note and a gift card or something to express my gratitude.As @Tina Sandoval and @Wayne Olson said, it's just good business to offer the referring agent first right of refusal when the owner is ready to sell.I was born and raised in Tualatin, and lived in Portland for a couple years... nice to see some Oregonians here on BP:)

Does anyone have any suggestions on what to write to them to express interest in buying their portfolio or to see if they would be interested in selling some of their investments?

He expressed some interest in REI and it occurred to me to consider that market for myself, given his proximity to the city.

Pricing is pretty low compared to what the market will bear (pardon the vagueness of the expression lol).
