I'm passively looking for one, but nothing yet.That being said, I think a MHP is an excellent investment to consider.

I am neither.About 10 years ago I was offered a sales position for a company and excelled at it and enjoyed it.

I use excel and consolidate all income and expenses for each property (I add my mortgage payments and other landlord expenses) and make sure that my cash accounts reconcile for all my holdings (if there is a problem I call the manager and we try and figure things out).I use this excel for two things:Tracking my properties performance - mainly cash flow, cash balance, NOI and just to make sure the PM is on top of everything.I use this to input the data into QuickBooks (I do this manually).My CPA is very expensive for Bookkeeping purposes.

My credit is excellent, I have very little debt, so I should be good on the refi.

I guess one thing is weather or not they say everything is OK you still go in for inspection. excuses are need to photo graph elec panel for insurance, need to check filter on furnace, need to check something that makes sense,,, Nice to do within 3 months and at least get your nose in the door every 6.

I was wondering if someone has some kind of step by step guide or like a excel template for steps to follow...I have a general idea of steps but honestly I can use all the help i can get.
