Brandon Swartwood It’s all about Cap Rate with commercial props, there is allot of important data that you’ll need eventually but you can do a quick preliminary analysis with a few simple data points.

Pick a few neighborhoods within those areas and start tracking as much data as you can. 

When tenants pay you, ensure that they pay the LLC (the check is written out to the LLC, not yourself). 

But what other techniques are you utilizing to ensure that you can weather a vacancy storm in your market, especially if you don't have a large portfolio to carry a few vacancies?

Also, there may be state regulations as this would be considered a form of submetering, and you need to ensure that you follow the procedures that are outlined for compliance.

If you have a contract with the seller and cash to close ; it should be an easy quick file for them to work to ensure both sides are protected.
