It gives her 2 weeks to clean apartment so it meets expectations, or if she will need to give her notice to move.Let her know you are planning on painting a room of her choice if she meets the terms.I had similar issue when I inherited a 5 plex from my parents, the woman had lived in apartment for 19 years on a month to month lease..

Obviously this is good for her as she'll make more money...but I'm curious to know if the rest of you think I even made a reasonable offer...ARV $225kRepairs $77.5k10% Contingency $7750Property taxes $6740 a year ($562 a month)Other monthly holding costs from bank/hard money loan and utilities - $12757% Realtor commission - $15,750I was planning for 6 months of holding costs...My offer was for $80k and the woman said there's no way she'd take less than $150k.Obviously given my $77k rehab budget and a $225k ARV that number would make sense in her mind...but I obviously told her I was an investor from the start and would need to pay all those fees, plus still make a profit (for this deal that was a target of $27k).
