Does anyone know the logistics of investing out of country?

If it's a small town you might have to go to the court house and look up the deed to see who owns it and what their address is.  

When you get to court you will find out the answer to your question not from us on here.

I'm currently shifting some of my assets into small single family homes in a part of the country where real estate is still pretty cheap.

Cleveland has been climbing at the same rate as the rest of the country.

In most cases, the tenant will move out as soon as you start the process in order to avoid court.

I understand cash flow properties are better found outside of CA and I will be digging in to those in the future, even possibly outside of the country in expat communities (one of my partners is a digital nomad that lives abroad is familiar with areas in Thailand, Colombia, Indonesia etc).

I know LIDs probably aren't common in all areas of the country, but they are in the Vegas area and I don't find it easy to get information.For the record....I always factored this cost into my calculations and still liked the "big picture" as far as cash flow.   

TransAmerica Financial Solutions had a ton of supreme court cases against them for predatory lending.

But it can still be a gray issue and nobody wants to wrangle with somebody in court over it.
