Can someone see themselves living in your home right now- I think you may need to give them a little help seeing themselves having family dinners and watching tv or even sending kids off to school.I think with some nice furniture your coffered ceiling will look beautiful.

... when you're so cheap you get all your furniture from the alley (and you know what weekend is best for that), but you're sitting on your free futon calculating how you can buy BOTH those properties that just popped up.... when it's 11pm and you think, "I just want to look at the pictures of that one place again" and you're still online at midnight.

, forget to put out basic supplies, lose the key, forget to greet the guest or hire the housekeeper, neglect to collect payment, lose the lease, forget to remind guests to take out garbage or separate recycles, don't replace broken furniture, dishes, worn linens or even bulbs, neglect to notice and charge for damage, and none came close to getting the number of bookings I get on my own.

No one is living in the property, if it goes under contract, no one is packing the bags, calling furniture movers, setting up storage arrangements, they aren't out with another agent looking for a place to rent, taking off from work,  they probably won't put a contract on another house, with a down payment and earnest money subject to the closing on their empty house.

You will have to fix whatever problems there are in the house (not enough silverware, cheap furniture etc), take new pics, rewrite the listing and repair anything that needs it.You will most likely not be able to take over the reviews and if it is poorly performing, you wouldn't want them anyway.
