I want to know that if I'm working on this deal, my efforts won't go to waste by having the deal ripped out from under me.Standard Real Estate ContractPros: legal and binding contract, clearly defined consequences for breach of contract, and the best way to secure your interest in the deal is with a standard contract (if you end up in court or mediation, you will have a more solid position if you have a signed contract as opposed to just an option.)Cons: time consuming to review with sellers (especially unexperienced sellers that don't have any knowledge in real estate contracts), can be overwhelming to some sellers, and some sellers won't sign a "contract" without their attorney getting involved (most of these sellers, though, will sign an option agreement if it's explained to them as a "marketing agreement".)

Definately A if I were to use financing because I can get a HELOC by living in the house during fixup time and only pay about 5% currently.Otherwise E because I could do more deals and build the nestegg by charging the partner a percentage of the profit for the deals until I have enough that I can cash finance everything on my own.
