I think it's a matter of having an understanding of what you can do with FB, choosing a strategy, then executing that strategy.For instance, I create an ad offering a lead magnet (something of value someone gets in exchange for an email address), it takes them to a landing page, and then I place them on an automated drip campaign focused on getting them to respond for more information or an in person appointment.

I think a lot of these lenders are maybe overvaluing some of their properties and aren't happy until they can get all or most of the note paid off or they are going by some kind of automated plan before they finally decide to sell.I've contacted them about possibly selling some of my properties through their site because I would also like to get top dollar but so far they haven't emailed me or called me back.  

Unless you have some proven, automated system in place to deal with this class of renter at this low monthly rent I would stay away even if the property was free.
