They likely have a policy that only one vendor is approved, because they know the quality of work and it guarantees consistency.

We'll also back the numbers down if we go with rental quality versus condo quality.

It just depends on the current quality/condition and expected future life of the carpet.

Well, assuming you find a good GC.....But don't waste time screwing around with this yourself...it's going to take forever and the quality will never be as good as it could.

But you can still invest in other markets if you put together a "quality" team of people in the area you want to invest.

Look through the lease (hopefully there is a lease) that they signed with the previous owner, if the lease seems to be decent and everything is documented like it should be (security deposit, move in checklist, etc) there is a better chance if the tenants are better quality. 

A quality tenant is worth it IMO and I can still make the numbers work with their current rent.

I also find it has a higher quality tenant.

A good PM is the key to ensuring you get quality tenants at the right rents.
