I feel like in a market of $1800 apartments and $350k 'entry level' houses, there would be a huge demand for $1200-1400 rentals and sub-200k new homes, even if minimal in sqft and design.

I bought the lot 10+ years ago to prevent a slash-and-burn developer from getting it and putting a home that wasn't right for the historic neighborhood (it's not designated, modern homes look extremely out of place here).

These are, mostly, better programs than the FHA program which was designed to cater to the lower-income demographic (hence, the low down payment requirement).

I am putting together a comprehensive package for developers that shows the potential for both commercial retail (since most major grocery stores, restaurants, mall, Hospital, attractions are 12 to 21 miles away (the airport is 6 or 7 miles away) and subdivision as the land has plenty of frontage and is on county water.

I do have to tell you to be careful of certain meet-ups as they can be solely used for attracting new investors who aren't entirely knowledgeable about investing and they can get taken advantage of (I know multiple individuals that have).

That’s about itI have to buy some tshirt from a vendor to report to my business credit . they do customs stuff too. i was thinking instead of getting a bunch of plain tshirts . i got a "we buy houses" design made and was thinking of just putting them on tshirt hi viz green or orange. i did think man that is tacky but you know what im building my business credit profile (another way of funding) and im doing gorilla marketing tactics at least im trying. and who knows if you make it funny or something you can start a convo that can turn into a LEAD.
