I live 45 minutes from my investment community so I don't want to waste time on people who are not serious.I assume you ask questions like why are you selling, what are you looking to get for property, and what deferred maintenance is there....Thank you in advanced as always for your input.

Many landlords will list a property months in advance of when it will be vacant so they can have applicants lined up to fill it quicker...so this can easily skew days on market high for rentals.

I am not sure yet what are the main traits I should be looking for, but I believe that a good start would be a state/city/area that is: Landlord friendly (from the tenant- landlord perspective).Has a solid ROI Is considerably cheap (unlike San Francisco haha)Allows foreign investors Isn't too expensive tax wiseAny ideas and advice will be happily accepted :)Thanks in advance everybody!

Luckily I didn't and I checked out the listing on auction.com again and one of the bullet points states "This property is reported to be occupied and buyer is responsible for obtaining possession." also " Do not disturb client.
