It is a small touch but it is easier for the person to open and may make them curious on why their envelope is not sealed- 

If I would like to make a way to park front of the front porch, do I need to contact the city for a permit to make a small one car fit drive way?  

Mostly small portfolios but some single purchases.  

The area is low income, but high traffic and investors are actively converting homes into small multifamily units.  

But then again if your using a mortgage to leverage your return you could get very close to 30-40% even after expenses where i'm at but again this is on a small scale and lower end RE SFH or plexes.

Now comes the hard part, as a broker in this market when deals are on deck we need to move fast, so I have a "Limited Power of Attorney" with access to small amounts of funds (trust factor). 

The house is a 2 bedroom, 2 bath but there is a room that looks to have been converted into a small living area from what appears to have been a bedroom previously that I am going to turn back into a 3rd bedroom.

The plan is to enclose the carport into a garage, swap a small den (that I think used to be a bedroom at one point) into a 3rd bedroom, remodel the hall bathroom (its pink tile everywhere!!!)

Even with small lots @ 6,500 SF each, I would think you might get about 10-12 lots (3-4 lots per acre) for single family homes. 

Yes they are old and many need substantial work, but you have a major advantage over people living in more expensive areas of the country, not to mention a great supply of small multifamily homes.
