Basements do not exist in Florida(at least not where I am at) so it is not a problem I come across at all.I would imagine anything with a basement would definitely be a plus.

This park is a dump and is on a lagoon, so currently that would drive a higher cap I imagine.4) I've thoroughly investigated the lagoon issues with calls to MPCA, wastewater engineers, and the excavation company that has been servicing the property.

 $40,000 water damage, tenant stuck a leg of a ladder through the flashing on the roof putting up x-mas lights and gave 30 days notice, no mention of the hundreds of gallons of water pouring in.

All the general contractors I've worked with tell me that their costs go up with the winter especially on a full rehab where they have to work outside.I can imagine that your carrying costs will also go up since you will have to leave the unit heated to prevent the pipes in the building from freezing.I haven't worked through a flip in the winter yet though so I would be interested to see by how much it would go up.

Got there and there was Already an electric dryer receptacle so I just slid the gas unit out and the electric unit in.A month later she called to say that her electric bill had tripled or something.Wow I can't imagine that an electric dryer would do that.I have a gas dryer.No; the old one was gas - the new one is electric.I don't want an electric dryerWhat's the difference?
