There's a famous Ray Kroc story I really like, he met with some grad students (I think it was an Ivy league school) and he asked them, "what business am I in?"

My manager was in the middle of doing renovations on his home, so since I was a complete novice at the time (and probably still am), I asked him LOTS of questions regarding rehabs and the house buy process in general.

My fiance and I are discussing marriage within the next year or so. We're also discussing beginning investing in real estate with a focus on single family flips, or multi-family buy and holds for the first few purchas...

We are in the middle of a 3 year lease and really do not want to go to war with our landlord while at the same time want to protect our rights.

The banks get special treatment and are responsible for much of this country's financial woes that hit the middle class the hardest.

In a crazy seller's market like this, a seller has options, and that usually means that the FHA buyer will be at the bottom of the list, conventional buyers will be in the middle, and all-cash buyers will be at the top.However, that was just my experience.

@Brie Schmidt  when I started contracts were one page and hand written of course unless you put it in a typewriter.. and we used carbon paper... then we got a major break through and got NCR paper so we did not have to fool with that messy Carbon paper.so fast forward to today and 10 page contracts disclosures out the roof etc etc.the reality is you need agents to play middle man to take the emotion out of seller and buyers.  

Maybe an approach down the middle, or take a minimum of steps before coming out with your true business.

He would get pre-approved for another VA mortgage and do it all over again once he found a renter (which isn't hard in the middle of a desert military town). 

I closed on the property earlier this month and am now in the middle of rehabbing to get it rent ready!
