Once you get into the more rural areas of Georgia you'll find inexpensive properties but the rents are lower.

I used to live in DFW, but not sure the market now (sure it's super hot), so depends on competition in your area...but if you can find a lesser competitive area, your 10k in marketing will stretch farther...i.e. you get more deals per 10k.In GA, it's about 3,500 in marketing spend per deal.

Is that legal in Georgia?

I read that in Georgia, which is where I'm located and will be doing deals, that earnest money must be presented in escrow no later than 3 days after purchase agreement is signed.

I purchased 4 rental properties the end of last year in Augusta, GA.

I live in NV but rent out my property in GA.
