How to Finance Dream Purchase???

Hello everyone! I am a new investor. I purchased 4 rental properties the end of last year in Augusta, GA. I have the opportunity to purchase 2 more SFH's right next to 2 other SFH's that I own. As well as purchasing 2 Duplexes and 3 SFH's packaged together from another buyer directly behind the homes that I own from another buyer. I ran out of cash purchasing these 4 investment properties and putting down payment on purchasing my personal residence 6 months ago. Does anyone know how I can acquire these 7 properties (for a total of $364,000) with no cash? I do own one of my properties outright and it's currently worth around $55,000.
