Make an offer with a delayed settlement, subject to assignment.....Make an appointment to look at the house, understand second stage negotiating....Do you have the cash?

I suppose you know what the balloon payment is now, however most residential loans are NOT assumable and I read the ad as the seller selling as a "Subject-To" transaction as an all inclusive deed is a type of special warranty deed where the seller does not give clear title, title is subject to paying off the existing lien as agreed.

Is the subject property something really special?

First, unless I'm doing Owner Finance or Subject-to where I get deed to the house I'm not paying any money down to the seller for a lease option.  

Hi @Rafael Medrano  I recommend listening to the BP Podcasts, there are many experts that are interviewed regarding these types of subjects. 

I'd like to give it another try but wondering if it's worth it ( either the time to post, or the money to hire a VA longterm to do it) I know you mentioned you are looking for someone in the DC area but I just wanted to comment on the subject.  

If there are any wholesalers who are having trouble figuring out the property values of a subject property.
