I would be inclined  to put delivered vacant  in the  agreement too if you decide  to  move forward.  

There is no faster way to burn bridges and ruin your reputation in your market than to tell someone you can do something then fail to deliver based on something so basic.Once you have financing secured, go find equity partners that you can pitch the deal to.Hope this helps!

For months now, he’s promised completion of certain components and not delivered.

He said his dryer stopped working and had another delivered only to find it was my 220 dryer line that was not working properly so they took the new dryer away and charged him $150 for coming out for basically nothing to deliver/undeliver a new dryer.

Rent a small freezer with the rent deduction they will deliver and pick-up usually they are pretty quick.

You can also hand deliver letters if it’s in your area.

Hi Mike,I don't know of any books on this.The HUD inspections, etc...Maybe, hire a Management company and you be boots on the ground in the office during office hours and learn --on the job---so to speak (maybe drive a non-descript car to park in the lot vs an AMG or something like that).And don't be authoritarian, just hang around and ask a lot of questions, and maybe drop a buck or two for some delivered pizza for the staff every couple of weeks.
