If it were me, I'd be marketing to foreclosures in my area and price range, buy a list of homeowners behind in taxes, foreclosure, etc, that fit your criteria and have little equity and send out 1000+ post cards that say "I want to buy your house for full appraised value" and your phone will ring (a lot).

I betcha the same friends that invited him to weddings, child birthdays and family outings are going to be the 1st ones to loop up a rope for him.isn't like what they say about drug dealers, you get one, another shows up a second later.

Trusts make the eyes of most sellers glaze over but, if necessary, I had copy of the trust held by the bank in a 3-ring binder and some pages of the insurance policy naming the trust that often helped a lot in getting them to at least first base in terms of understanding. 

What would you price your rental if you were offering the exact same area but a brand new home, with new stainless steel appliances, vinyl or laminate and new technology like usb outlets, ring door bell/nest thermostat
