If the deal is not as appealing after the research, bring on to the table, I am sure the agent and seller will be more than willing to work with you in such uncertain times, you may even get a bigger bargain overall.P.S.I am from Los Angeles and am coming to Dallas in mid May to potentially buy a triplex and move to Texas.

What would be more appealing and/or a better return on investment?  

Add a bedroom, bathroom, or some impressive curb appeal/yard improvements?

Are they more appealing than a standard tub/shower setup?

I just thought I'd ask this question because studying by reading a book doesn't help me at all I'm more of a Visual and audio person.

You can find MF duplexes for 30k that look very appealing to a new investor, but it is not in the greatest area with lots of work to be done.

Appreciation will just be a little more icing on the cake, I am really focused on more so forcing appreciation through interior cosmetic fix ups and curb appeal.

See how close you are to other zoning areas, as if you are the other side of the street a zoning appeal may not be difficult.
