Lots of events and meetups happening virtually.

With pandemic going it, unfortunately the in person networking is mostly out, but there are some good meetups and the like going on virtually for probate and where probate attorneys maybe attending.If you have a track record or reputation of closing out properties fast and do what you say, that's what they look for. 

So if you can get virtually the same rate as conventional loans but without the hassle and less liability, you should consider them. 

You know, this sounds like the beginning of virtually all pornos with landlords 😂.The short answer is don't rent to anyone you're not comfortable with.

I know virtually nothing about investing out of state so I can’t offer much here.

Virtual showings -- in a hot market, you need to have someone out there fairly fast. 

I certainly understand not being comfortable with attending CREIA but don't neglect the virtual meetings.
