First Rental financing

New investor in CA Bay Area looking to buy and hold, short term rental out of state and multi family properties or even flip a property. I’m reading books and listening to podcast trying to learn the ropes. But I literally have $13,000 in savings and debt free. Is it even possible to finance without a down payment or have the down payment included in the finance portion. Just trying to get into the game with not much to my name. Sorry hope this makes sense. Looking for any helpful feed back.
