But unless you know and understand the reasoning behind it, and are sure the reasoning applies to you, opening up all these LLCs because "everybody does that" or "that's what my real estate bible told me to do" is a pretty silly way to run a business.Taxes and, I assume, legal issues, are never cookie cutter, one-size-fits-all issues.

I don't understand why there is such a wide variance between these two cabins right now - same formula.Also, I asked @Collin H. if there was any correlation he could find between the cabins his company manages that are doing somewhere between 15% drop to 50% drop and he said he could find no correlation.If I were to build another any time soon, it would be with a huge down payment, so it would not be so heavily leveraged for my risk tolerance right now.  

Try to understand if he has been approached before with this proposal, and how much he knows about seller financing.

Find an investor-friendly agent that understand house hackers, Airbnb, STRs, etc, then go see some homes, run some numbers and buy something.There is no perfect strategy, no "best deal."
