Finally,  there is no exact science ( as evidenced by the fact that you will probably have numerous opinion variations to this question and if you have 500 CPAs in a room and ask them, you will probably have 500 opinion) so the easiest way, if you are unsure and you prepare your own tax returns, I would keep it simple.  

You can use "real estate agent" or variations of the term if you prefer.  

Sometimes it's a matter of trial and error.

What you are describing is a variation of house hacking.

Thank you all for the votes - I really appreciate it - it makes me feel good when others like the creative real estate formulas that I talk about - It has taken me many years of investing, taking seminars - getting good and bad advise and Trial and Terror - but in the long run it has paid off.

Of course all my numbers are assumptions and just examples and there could be many variations.

I see a lot of projects in places like Indianapolis, Cincinnati, & Charlotte and there can be variations in costs, especially on the material side.
