That said, we model our holdings both ways to find the sweet spot between "maximize cashflow" over our intended hold period and "pre-payment of equity" which results in greater cashflow in the longer term ... it then becomes a matter of discounting the two cashflow streams and deciding which is best.It's also a matter of shaping one's strategy to fit the circumstances.

Needless to say… it wasn't in good shape but we've made some good progress and are nearly ready to list it for sale.  

I was told by my loan officer that I was in great shape (years in front of my age) and will have no issues in any direction I go.  

The invitation style envelopes with a handwritten mailing address will stand out from other mail because of it's shape and indication that it's a personal mailing. 

It looks like prices are generally trending down in Simsbury Ct.

The house is in really good shape and priced 20k below the other homes in the same area.

It may not be the direction you would like to go knowing current market trends and thinking of the ARV.

From what I hear, Cleveland is really shaping up and recovering from the downturn.
