For those homes, so much needed to be done with them that I did not check into low-e or argon gas because at the time I knew that the double pane & vinyl would still be an improvement of energy performance compared to what they had at the time.

But you can only dig so deep on tenants who are already in place - It's not like you can ask for bank statements and credit card balances to confirm each tenant has sufficient reserves to meet the remaining term of their lease - So past performance is no guarantee of future performance.Ultimately, those tenants have a lease that you are contractually obligated to honor (just like they are) until it is terminated one way or the other.

I went today to check on the performance of the repaired unit and it was running (tenant used it from 9am - 5pm today) and the apartment was cooler and cooler air was blowing, but the temp inside the unit (500 sq ft studio) was still hovering around 75 degrees F, which still seems warm.
