The "months supply" number measures how long it would take to sell every property on the market if there was no new inventory.  6-7 months is equilibrium - neither a buyer's nor seller's market.

Supply and demand goes up and down so a house that may have been priced right then may no longer priced right, now, and so timing is a pretty important component of your pricing.
