If I had a buyer, he wouldn't extend that offer past expiration and they hadn't even inspected or schedule closing.Great, I get with my client and we prepare a new offer with all cash, quick close, new dates, etc.

Now even if you already know that (as an example) she is going to go to specialized training and the only place the AF teaches that school is Chesapeake Virginia so that's where you know she will be stationed then keep in mind....that is where the SCHOOL is....not where she will be "stationed".

Real estate investing isn’t anything special.

I remember reading a book several years ago about an investor who specialized in this  (it could have been this one: "Swapping Real Estate for Fun and Profit"), but I need something a little more specific. 

So you have to decide if you want it bad enough to pay more (in time and/or money) or are you prepared to walk away losing what you have invested already (Inspections etc).

@Marvin Lee I know one who operates in CA, but specializes in trusts that are valid across the country, are you looking for someone local? 

In the highly unlikely event that you have multiple water heaters in the building any that are specialized for a specific purpose would qualify for bonus.
