Thanks Ned Carey for the feedback I actually have an strategy and based on the comments and your information I'm doing everything right I was just seeking information and strategies I haven't already tried yet.

It is this high demand for value add assets that is fueling the MF markets in this cycle, which is compressing caps in primary markets which in turn is forcing capital to seek investments in secondary and tertiary markets.

Frank, Anthony & Colleen....thank you very much for that info, yes I will seek out some real estate investors' groups...I was looking mainly in the Brown University area, spread out as far as Yale....but need to tour the  New Haven area and feel comfortable with the ride and/ or have a trustworthy contractor/handyman.I have been to East Providence scoping the area, but need more intimate conversations with local investors.  

My advice is to invest in real estate seeking maximum cash flow such as multi family homes or apartments and/or self-storage.

This has really turned out to be a great place to seek advice from people who actually want to help. 

Make the contingency clause that allows you early payoff without penalty and that seller can’t sell or refinance the property to another party .

I moved mine to a self-directed IRA, so no penalty to invest in whatever I choose.
