Except maybe to remind him that’s the condition he rented it in and you don’t have any plans to upgrade it. 

Remind him that he'd save 5% off the sales price by selling directly to you and bypassing brokerage fees.  3.

One to remind them the cabins are on a septic system.

Tell them you need it to forward any remaining balance on their security deposit to them, any mail or packages that still come addressed to them (remind them to forward their mail by the way because they likely haven't done it if they're moving last minute and you don't want to deal with all their mail), or whatever else will convince them to give you their new address. 

Some are very basic but it is good to read it every now and then as a reminder to keep myself on track.   

If they’re not ready, remind them to think of me.

I would extend the close to whatever date makes the seller feels less guilty - but I would remind him that he is running a business and selling the property is a business decision.
