We would be signing a lease and then subletting, which is as far as I can tell ok to do, as long as the lease doesn't have any clauses preventing one from subletting. 

However, the purpose of the LLC is to prevent recourse beyond the LLC's assets.

I took my inspection report and for a couple dollars had a VA put every item into categories of possible repairs / preventative maintenance such as water, electrical, safety, cosmetics.

So that helped prevent termites.

Have any of you increased your W2 dependents in order to prevent getting a refund at the end of the year?

It was good learning experiences and definitely going to take more preventative actions so this won’t happen again.

Hi All,I currently have 3 LLCs managing my properties, and those 3 LLCs roll up into a "holding entity" LLC, taking my LLCs to 4 in total.I understand that I need 4 separate bank accounts to prevent co-mingling of funds, but in addition each of the LLCs is communicating the property managers/mortgage companies/etc.  

As the title says, my question is how is everyone doing preventive maintenance right now?

Good news is that the laws preventing landlords from evicting tenants for non-payment do not prevent a landlord from having the tenant move out due to the expiration of a lease.

My lack of experience prevented me getting hard money, and it was personal reasons why I didn’t want to approach private lenders before.
