well my dad started in  Lake co in the mid 60s and went on to buy and sell thousands of lots.. most of nice, a lot of the oaks and a lot of clear lake.. plus we had a nice ranch in upper lake ( hunter Ranch)now that all said I lived in lake port for years.. and that would be the BEST city its the most stable and the reason is they did not allow MH on private lots like most of the other cities.. so you basically skip the trailer trash.

If your family has income, credit, money to chip in and you all get along well enough to do business together this could help you have more options.  

Also, if you happen to fail an inspection for something as simple as paint chips, they will abate the rent and you will not get rent for that month.

I put Crown Lake down (5.5mm) right over some rolled vinyl flooring that had chipped up.

Paint chipping would be an issue with an FHA appraisal if the house is older than 1978 due to lead paint scare.

@Shanae Williams - Taking pictures of abandoned homes works well in areas like Berkley, Royal Oak, Warren, etc.. but you could be doing a lot of research and leg work for small amount of leads.

Unless she has the income to qualify by herself, you're going to have to chip in with decent credit on your end as well.
