Build relationships and don't treat every person as a transaction, and these types of things won't happen to you.We lend to plenty of investors who use the same wholesalers time and time again and don't try to do any of these things because the numbers work for everyone.Build a quality book of business and none of these things will be issues.

That is where I draw my take on Sell/Rent my biggest fear is the "What if Factor" - drop in tourism, association comes under litigation, hurricane (This season looks like it will be "Very" busy), Sickness or health issues or other.

issue with sub to is its a fraction of the market by the time you find someone willing to do this for you your competition will have bought sold and profited on many deals..

I've had a Craigslist rental ad up for weeks with no issues, no discriminatory verbiage, etc and since I had a "run in" with a local RE agent who was trying to force me to take her applicant (who was on every program in the book; not that there is anything wrong with that) I believe she is behind the flagging since I wouldn't accept the applicant.  

Unfortunately, it's not just the first month the tenant is on assistance, it's becoming an every month issue for some tenants.

Another thing to think about, Columbia has two major hospitals and some smaller medical facilities.

The issue I have and seen being thru several hurricanes in Florida is that once a hurricane passed and there is damage, most contractor's raise their fees as well as materials.

Personally, I don't have any issue investing or managing over there.
