With all the development and attention the area is getting, I’m curious—what specific types of investments are you seeing the most success with in Chattanooga right now?

I had just finished a course @ my local REIA, "How to find the hidden gems" & was EXCITED about putting it into practice right away to do a deal!!

You gotta dive right in and start running the numbers on properties until you find one that checks all your boxes. 

They are saying that she is required to give them a 60 day notice and the rent was going to be almost double because it would be month to month… dose that sound right or are they trying to pull one over on her? 

Also, a ton of new construction in the Summerville area right now.

As a new investor I am working to find the right balance of allocation towards Vacancy, Capex, Emergency, etc.

There's a lot of value (even if a higher interest rate) to us finding a simple deal like this...We have great credit and solid income - I would think, for the right rate, there would be lenders out there jumping at the chance for these guaranteed returns - we'd even consider putting up the equity of the Texas home (and obviously the land itself) to secure some portion/all of the loan?

Right now I am in the information gathering stage so hoping to follow some threads like this one and start making connections-so I can start asking the right questions.

I am interested in purchasing a 2nd multi family right away while the market is good in that area. 

Also, let me know if you think a 6%ish interest rate and 10% down is not right either.
