Curious on if anyone is using marketing channels outside of the normal ones like direct mail, PPC, PPL, cold calling etc.

On our end, we do our best to promote direct bookings, so our guests can avoid the OTA fees.

@Tom Brown, I believe what was meant here was for an Architect in Chicago who is "Self-Certified" which is an accrediation Architects can obtain with the City of Chicago which permits us to follow an expedited permit review path on qualifying projects (remodel of a single-family home with new dormers would qualify.

But...If the average renter is being left behind, if their income can't stay in line with the cost of living, I fear it will lead to a larger crisis and continued intervention/regulation by government.  

The first tenant came to me through Zillow, but as his lease winds down I am going to try to market to this demographic more directly.

Search Engine Optimization (SEO) is the key, and that will take a tremendous investment that likely will cost more than the reservations that you get.For an individual, self-managed property, you are pretty much wasting your time; the major channels are paying Google tens of $ millions per year to dominate the rankings. 

I realize options may be limited here in the Phoenix area (only two I know of in Phoenix & Chandler with storefront units), but if anyone could point me in the right direction (on either (1) what to search for, or (2) any existing properties to look at), it would be much appreciated!
