Some are deep carvings and some are both deep and long and cover many boards that run across the room.We checked with 2 other contractors since we sent the invoice and all said the floor boards would have to be replaced. 

I think the real key is being able to understand realistic rehab costs. 

The key thing is to be polite and respond to things as quickly as you would want them responded too if you lived there.

I would also be bound by certain rules imposed by the local real estate board.

There are some creative solutions, such as what's commonly referred to as "cash for keys" - you negotiate an early lease termination with the tenant, in exchange for some financial consideration/moving money. 

VA loans have some great benefits to Veterans but here in Texas we actually have an even better option - The Texas Veteran Land Board.

So between boards, under trim etc.

You have a great question I currently just been on realtor.com and the Homes seem to be boarded up they are 1200-1300 sq 3bd 1ba.
