I don’t like getting properties that have been marked up three times through a chain of wholesalers, I get the same property from three people at three different prices.I have been able to pick up some decent deals on the MLS but with very aggressive offers put in the same day the property hits the market.

The specific changes we've made are: 1) we're not buying flips because construction prices and labor and supply chain timelines make it very risky. 2) long term holds have to cash flow at current rents - I don't personally believe we'll see rents falling but we may not see significant YOY increases, either. 3) we are not betting on ARV's to remain as high as they have been in our market so we're going in with even more conservative numbers for our BRRRS and 4) we're factoring in longer hold times and therefore holding costs on BRRRRs because of aforementioned supply chain and labor delays.

If you said that there is a Whole Foods, Starbucks and major retail chains going in, I might feel different but these kinds of businesses do not usually lead redevelopment.
