There are some kind of drain flies in his bathroom that he insists is our problem despite not telling us he had them for over a year,  we never saw anything there when we bought the place,  it had been a foreclosure and vacant for some time,  drain flies would have died off so we know he brought them in whether he knows it or not.

big deals sure.kind of reminds me of when i learned how to fly.. we started in a Cessna 150  we would not go out day one and fly an A 36 bonanza until we had more money and experience..Maybe its just me.. but I think there is going to be a lot of failed deals with all these folks jumping past apprenticing right into journey man sponsors.. not to mention many of them have NEVER one day in their life managed money for others.. again huge risk investors take.you take someone who has never had 500k in an account that they sign on thats leads to rob peter to pay paul scenarios all over the place.

However, as stated above, your mortgage underwriter is likely to want to see something in writing documenting the tenant's non-renewal, because if the current owner renews her lease, then you couldn't move in for over a year, and that certainly would not fly

I think I had a realization the other day that I may just need to start putting in offers at a price that makes sense, but here where prices are significantly higher than other parts of the country, looking to cut off 100-300k off the asking price to make something cashflow doesn't seem like it would fly.

This is our first time doing this and we thought since we live across the United States that is not a good idea to have a rental property since flying is involved but would be more ideal if we were Driving distance from a rental property.
