While it isnt my place to judge what lesson they should learn or what it should cost them, it is my place to ensure that i take care of me and my own so that I AM in a place to give back and help those who need it.It appears that your friends made some poor decisions and if they were in a place to remedy the situation on their own, they would do so.

In the latest podcast as a rule of thumb it was stated that the monthly rent should be equal to 2% of the purchase price in order to ensure the property will cash flow.

So you may decide to give up a bit of ROI to ensure that you can handle the rehabbing on your first project by purchasing a carpet-and-paint-rehab type of house.I have not worked extensively with wholesalers as I normally buy directly from the banks or at the auction, so I can not speak to what impact they will have on your ROI.

But, if the wholesaler didn't have an idea of the estimate, there's no way he could have known if it was a reasonable deal or not, and if he wastes my time bringing me bad deals, I'm going to ask him to stop bothering me.So, the purpose of the rehab estimate for the wholesaler is to ensure that the deal is a reasonable one, so that you're not wasting your customer's time...

At this point the title company insures title and the closing and you have only to ensure that title is covered and understand what might be excepted out as with any other sale.I believe in all states the Administrator or Executor may be paid for thier services, compensation may require court approval.

Not only that, I don't think my obsessing helped one bit in getting this house moved.To ensure I didn't have a negative cash flow issue (something I have vowed to avoid at all costs) I had to put someone in the home for $1000 down (this just covers the referral fee I am paying the real estate agent who brought me this deal) and $780 per month (my mortgage is $696).
