Meanwhile, they're building up via the fix & flip side of their business.For example, if a buyer who has (so far) been focused only on fix & flip, suddenly stumbles upon your deal, and now that he is able to afford it, he MAY cross into buy & hold for cash flow.So, keep YOUR options open, by offering to your buyers anything you find where the NUMBERS work for them!

Wow, I just read through this entire thread and have learned a ton of great information that never crossed my mind as far as being a landlord goes.  

This has happened before and will more than likely happen again.Now normally I would walk away and cross that one off my list, do not visit, do not mail, however, I opened my mouth and some words were exchanged.Next thing I know the home owners wife has grabbed me by the shirt and starts shaking me!!!!!!!

Be careful what you say and how you say it... by saying ALL the brokerages do anything in connection with a commission or fee charged for services may be bordering on anti-trust law infringement...No brokerages should be communicating about fee structures, and fees are SUPPOSED to be strictly determined based on what your brokerage is supplying to the customer.Maybe I am just a scaredy-cat.

Would you hold on to that application and wait a couple weeks to process it, or would you tell them that their application was rejected and then keep your fingers crossed that you could find someone sooner?
