@Christian Bors upon further review, there is a waste management complex 3-4 miles away AND one about 75 yards from the house in question.

Account Closed The same dollars that just bought a Class A 15 unit complex in Encinitas at 4% CAP considered buying a 10% CAP retail property in Encanto ... and decided their money was better spent buying the 4 CAP.

Do companies allow landlords to have a more hands on approach (In the interest of saving the landlord money) by letting the LL manage simpler tasks  (collecting rent, managing repairs) while the Company manages more complex tasks  (tenant screening, evictions, handling other legal stuff )?

I am just curious, If you have no experience in property development , but have been an investor in apartment complexes , along with buying and flipping houses, could you start by buying small properties and developing them, and then the more you grow in the future, the bigger the projects you can fulfill?
